Home Demand Index

The Home Demand Index (HDI) for the Washington DC metro area stands at 87 for this report period, up 1 point from last month’s 86 but below the 96 recorded one year ago. That leaves the market 1.2% higher on the month and 9.4% lower than a year ago, keeping a Slow demand rating as the fall season begins. The small monthly gain was led by the luxury tiers, with luxury single-family and luxury condo demand both up sharply, while entry-level single-family and entry condo demand softened.
Demand by home type in Washington DC this period ranges from a high of 108 in the luxury condo tier to a low of 76 in the mid-range single-family tier. Luxury condos rose 18 points on the month to 108 and entry condos read 103, both Steady, while luxury single-family jumped 15 points to 94 (Steady). Home Demand Index | Historical Year-over-Year Comparison

Over the trailing twelve months, Washington DC’s Home Demand Index followed a clear seasonal arc, easing through the fall to a low of 54 in December before recovering to a spring peak of 104 in April. It has since held in the high 80s to low 90s through the summer, reaching the current 87, below the prior-year level of 96 a year ago. The current 9-point year-over-year gap is wider than in July and August, indicating that this cycle’s late-summer demand is running cooler than the comparable stretch of 2025.
